Nonprofit housing and supportive family services provider Children’s Rescue Fund has upped its footprint at 521 Bergen Avenue.

The charity’s executive offices expanded by 8,648 square feet on the South Bronx office property’s second floor in early October, according to an announcement by landlord brokerage JLL. The deal gives Children’s Rescue Fund a total footprint of 26,646 square feet and completes the lease-up of the redeveloped building, all six stories of which are entirely occupied by nonprofits.

“Having a space that is accessible, flexible and well suited to our needs allows us to strengthen our operations and remain focused on delivering the critical services that families depend on,” Children’s Rescue Fund CEO Orlando Ivey said in a statement.

The building owner is 521 Bergen Properties, and the building is managed by an affiliate of Rubenstein Partners. The landlord was represented by JLL’s William Korchak, Al Gutierrez, Edward DiTolla and Henry Warner in the expansion deal. It was not immediately clear whether the tenant worked with an outside brokerage.

“Completing the lease-up of 521 Bergen Avenue is a significant milestone for the property and a testament to the vision behind its redevelopment,” Korchak said in a statement.

Children’s Rescue Fund arrived at 521 Bergen Avenue in November 2025. Its initial lease spanned 18,000 square feet across the third and fourth floors, as well as a portion of the basement, Commercial Observer reported at the time. That deal carried a 10-year term with an asking rent of $39 per square foot, and the same terms applied to its recent expansion.

The 55,000-square-foot building, located one block from the Third Avenue–149th Street subway station, also hosts child welfare organization JCCA and programming provider The Bridge.
